You will receive an unbiased, visual home inspection. The home will be assessed from roof to foundation to identify safety issues and describe the current conditions on the property. I will walk you step-by-step through significant findings. Following the inspection, you will receive an easy-to-read, thorough report, via email, for your records. Your report will include photos to help you easily and quickly identify the issue in the report. This can assist you in purchase negotiations or when making future maintenance decisions.

We encourage you to allow time to attend at least the final portion of the inspection. This allows us to walk through the home with you, pointing out findings and explaining elements of the report. An average inspection takes 2-3 hours onsite. The following is a short description of some of our inspection services:

Homebuyer’s Pre-closing Inspections

Sometimes referred to as a “general home inspection,” these are scheduled prior to closing on either brand new or existing houses. The inspection covers hundreds of components in the home and includes a written report, with photos, clearly outlining safety concerns and the current condition of the home. The report gives buyers the information they need to make the best decision and prepare for future maintenance.

Well & Septic Inspection

It is recommended any home in the greater St. Louis Area that has a septic system be inspected by a licensed professional. Your families’ health can be protected by an inspection prior to purchasing the property. We are fully licensed by the State of Missouri to inspect for bacteria in the water supply, and to make sure your septic system meets state and local codes.

Radon Inspections

Radon is an odorless, colorless, radioactive gas that is a Class A carcinogen. Radon is the leading cause of lung cancer of non-smokers, and if you are a smoker your risks of contracting lung cancer are greatly increased if you are exposed to dangerous levels of radon. I am certified by the (NEHA), National Environmental Health Association, regulated by the EPA. I use only electronic equipment for testing. The test takes 48-72 hours and the results are given to you at the end of the test. The EPA recommends every home sold be tested. If dangerous levels of radon are found in the home, mitigation, or removal, of radon can be easily corrected in most cases, at reasonable costs, by a 3rd party certified company. Always ask the inspector and mitigation company for their qualifications, for your protection.

Termite Inspections

I can arrange for a licensed 3rd party termite inspection be performed at the same time the home inspection is done, for your convenience. There are normally (2) possibilities of termites in our area: A home has termite activity, or will have termite activity in the future. Homeseller’s Pre-listing Inspections

A general home inspection completed prior to listing or selling the home to give current owners an idea of maintenance items to address. A pre-listing inspection also helps inspire confidence in prospective buyers regarding the condition of the home and reduce time spent in contract negotiation because an unbiased, independent inspector has reviewed all major systems.

New Construction Phase / Draw Inspections

These inspections are completed for home owners or construction lenders during the construction process. The home is inspected at various stages in the building process as part of the quality assurance checks or to allow for the release of the next phase of funding. Timing and reports for these inspections are customized to fit the needs of the client.

Employee Relocation Home Inspections

Time is generally of the essence when a family is relocated for business purposes. Prior to beginning negotiations for purchase of a home, relocation companies generally order a home inspection to determine the need for repair and maintenance.
